General Provisions
These General Terms and Conditions (hereinafter: GTC) set out the contractual terms under which the operator and service provider, Business and Leisure Services Kft. (hereinafter: the Service Provider), enters into contracts for accommodation services and other related services with persons using its services (hereinafter: the Guest).

Matters not regulated in these GTC shall be governed by the applicable Hungarian legislation, official regulations, and the provisions of the Hungarian Civil Code, without the need for any separate stipulation.
These GTC do not contain individual terms; however, this does not exclude the possibility of concluding agreements based on individual terms with travel agents, tour operators, travel agencies, intermediary platforms, event and program organizers, restaurants, wineries, and other service providers or private individuals meeting specific conditions.
The Service Provider reserves the right to amend these GTC in whole or in part at any time. The currently effective GTC are published on the Service Provider’s website. These GTC remain in force as long as the Service Provider provides services.
These GTC enter into force on 27 May 2024 for an indefinite period.
The services operated by the Service Provider are accessible both domestically and internationally.
2. Services
2.1
The services provided by the Service Provider include other temporary accommodation services and related tourism and hospitality services. These GTC apply to such services, particularly provisions concerning payment obligations and liability.
2.2
The accommodation is primarily offered as a single unit for families or groups of friends. The maximum capacity of the accommodation is 4 persons. (By prior agreement, fewer guests may be accommodated using fewer bedrooms.)
2.3
By prior agreement, accommodation for an additional maximum of 2 persons is possible on extra beds (sofa beds) for an additional fee.
2.4
The Service Provider is not physically present at the accommodation. Guests use the guesthouse located at 7773 Villány, Béke utca 10, consisting of 2 bedrooms, 2 bathrooms, a fully equipped kitchen, living-dining area, fenced garden, garden furniture, and parking facilities, as holiday accommodation, at their own responsibility.
2.5
Furniture and equipment located in the house and garden—including the careful and proper use of the electric garden grill—are made available to Guests during their stay and are used at their own risk.
3. Contracting Parties
3.1
The Guest uses the services provided by the Service Provider. If the Guest places the order directly with the Service Provider, the Guest becomes the contracting party. Upon fulfillment of conditions, the Service Provider and the Guest jointly become contractual parties (hereinafter: the Parties).
3.2
Acceptance of these GTC by the Guest is a prerequisite for purchasing or using the services. Acceptance is deemed to have occurred if the Guest uses the services.
3.3
If the order is placed by a third party acting on behalf of the Guest (hereinafter: Intermediary), the cooperation terms are governed by the agreement between the Service Provider and the Intermediary. The Service Provider is not obliged to verify whether the third party lawfully represents the Guest.
4. Method and Conditions of Using the Service
4.1
Upon the Guest’s verbal or written inquiry, the Service Provider sends a written offer. If no written acceptance is received within 72 hours, or by the validity date specified in the offer, the offer lapses and is deleted.
5. Formation and Content of the Contract
5.1
The Contract is concluded when the Guest accepts the offer in writing and the Service Provider sends written confirmation. This constitutes a written contract and automatically implies acceptance of booking and cancellation conditions, these GTC, and the house rules.
5.2
Verbal reservations, agreements, modifications, or verbal confirmations do not constitute a contract.
5.3
The Contract is concluded for a fixed period corresponding to the stay specified in the confirmation.
5.4
If the Guest permanently leaves before the end of the agreed period, the Service Provider is entitled to the full service fee.
5.5
Guests must verify their identity before occupying the accommodation in accordance with applicable law (Act CLVI of 2016). Only the person named in the booking and their companions may occupy the accommodation.
5.6
By requesting the service, the Guest expressly consents to copying identification documents and processing personal data.
5.7
Only registered Guests may stay at the accommodation. Persons not registered may not remain on the premises after 22:00.
5.8
Any modification or supplement to the Contract requires a written agreement signed by both Parties.
6. Check-in and Check-out
6.1
Check-in is available from 14:00 to 18:00 on the agreed arrival day.
6.2
Check-in is permitted only if the deposit (30%, or 50% during peak periods) has been paid by arrival.
6.3
Peak periods include all weekends between 1 May and 1 November, announced Villány events, and New Year’s Eve.
6.4
The remaining accommodation fee must be paid upon check-in or, by agreement, no later than check-out.
6.5
Failure to arrive by 18:00 without prior notice entitles the Service Provider to withdraw from the contract.
6.6
Early check-in before 14:00 is subject to availability and additional fees and must be requested at least 24 hours in advance.
6.7
Check-out is required by 10:00 on departure day unless late check-out is agreed and paid for.
7. Extension of Stay
7.1
Any extension requires prior agreement and approval by the Service Provider.
7.2
Failure to vacate by 10:30 without approval entitles the Service Provider to charge an additional day.
8. Prices
8.1–8.10
Prices published on the website are indicative. Prices may vary dynamically based on demand, occupancy, booking conditions, and sales channels. Prices include VAT but exclude local tourist tax (IFA), payable on-site.
9. Discounts
Discounts may be announced or unannounced (e.g., last-minute). Discounts are not combinable unless expressly permitted.
Children aged 0–4 years stay free when sharing beds or using a baby cot, up to the number of adults booked.
10. Payment and Cancellation Conditions
10.1
Standard payment and cancellation terms apply unless otherwise specified.

10.2–10.3
Guests acknowledge and accept penalty obligations. The Service Provider may deviate from standard terms under special circumstances.
11. Payment Methods
Deposits and balances may be paid via bank transfer or cash (HUF or EUR). Payment-related costs are borne by the Guest.
12. Refusal or Termination of Service
The Service Provider may terminate the contract immediately in cases of misuse, non-payment, misconduct, violation of house rules, or failure to comply with legal identification requirements.
13. Guest Rights
Guests are entitled to proper use of rented premises and facilities and may submit complaints during their stay only.
14. Guest Obligations
Guests must:
Pay all fees on time
Respect house rules and quiet hours
Use equipment responsibly
Refrain from smoking indoors
Compensate for damages
Supervise minors
Return keys upon departure
Smoking indoors incurs a EUR 100 cleaning fee.
15. Pets
Pets are not allowed. Unauthorized pets result in a EUR 250 penalty, plus compensation for damages.
16. Service Provider Rights
The Service Provider may retain deposits, deny service, enforce liens on Guest property for unpaid charges, and blacklist non-compliant Guests.
17. Service Provider Obligations
The Service Provider must deliver services per contract and investigate complaints within 30 days.
18. Guest Illness or Death
Costs related to illness or death may be charged to relatives or payers. Penalties may be waived in justified cases.
19. Data Security
Personal data are processed securely per applicable laws. Marketing use (e.g., newsletters) is permitted with opt-out options.
20. Liability
The Service Provider is not liable for:
Personal belongings
Improper use
Force majeure events
21. Confidentiality
All information obtained during the contractual relationship is treated as business secrets without time limitation.
22. Force Majeure
Events beyond control (e.g., pandemics, natural disasters) relieve Parties from obligations during their duration.
23. Jurisdiction and Governing Law

24. Website Visitor Data
Website visits are anonymous and used for statistical purposes only.
25. Data Protection Statement
Personal data are processed lawfully for contract, billing, and marketing purposes. Full privacy notice is available on the website.
By concluding an accommodation contract, the Guest confirms having read, understood, and accepted these GTC.
